I know things were getting expensive but I had a bit of sticker shock. My wife has been wanting her bathroom remodeled and I wanted to surprise her for her birthday in May. Got a quote yesterday for 100k. 15 years ago I only paid 160k for the whole damn house.

Needless to say I'm going to get some more quotes. I was stunned. I thought maybe 15-20k and that was going to practically kill me. Lol.

100k for a bathroom sounds insane, granted, I have no clue what you’re putting in (heated floors, multiple shower jets, etc)…but even then, I don’t know what they hell would cost that much.

I’ve heard of kitchen remods costing a lot (50-60k), but that would seem to have a lot more materials on the surface.

I honestly can't figure out how it was 100k either. I even said to the guy "you added an extra zero by mistake right?" We did price in heated floors but 100k? Come on man. lol

Not sure how plentiful contractors are in your area. But that seems insane and I wouldn’t stop because of one quote. 10k is probably unlikely but who knows…

You can also offer to buy all material and try to get an hourly quote. Especially if you have the room to store materials and for the contractor to store materials…

Agree that you’ll provide all new materials on property prior to the start, a dumpster for them to use, and a storage area for all their tools and equipment. Ask for a timeframe and an hourly rate to do the refurbish. Offer to pay on a daily or weekly basis. This way they can’t mark up materials, they have little risk.its just a time for money deal.

ETA: if you go this route make sure the timeframe is part of the contract. They can’t spend 8 weeks doing a 4 week job and charge for 8 weeks.

Prices have jumped a lot for a lot of home repair sthe last few years but geez that’s a LOT for a bathroom. Depends on the size and the amount of cabinets and tile and such, but I would have assumed $20-$25k for a kind of medium remodel for a medium sized bathroom. $15k-20k for a small and simple bathroom. I’m also used to old houses with old wiring and plumbing that usually needs updating, so maybe its less if you’re house is newer?Either way, sheesh.

How comfortable are you with drywall and cabinet installation and tile work? Maybe you can save money there and just use the pros for the big stuff, like the actual plumbing and electric.

Heated floors shouldn’t be that large of adder. We installed some as part of a smaller bathroom remodel about a dozen years ago, and I’m recalling the materials being <$500. Given for a fairly small bathroom, but a good chunk of it is the thermostat. Installation was simple.

Even with high end fixtures, 100k is insane. Tile is certainly not cheap, but professionals should be able to install pretty quickly.

This has me thinking yet again that I should retire and run a remodeling business instead.

If you have a nice home they'll jack up the price based on what they expect you'll be able to pay.
The key is to blindfold them and just take them into the bathroom.

I did a pretty small shower a couple weeks ago for 8k. I can break that down for you guys.

It was leaking and had standing water and they wanted new tile so all we did was take it down to the studs, didn't relocate anything or change the footprint. Able to do it under 10k because of that, basically because I didn't need to bring my plumber in.

My partner did the bid and design, demo and some light framing, set the fixtures and doors at the end. I leveled the subfloor set the schluter pan and curb, drain and membrane, ran the floor and wall tile, ran some baseboards and did a little drywall and paint.

Kind of an easy week, in there every day but there's some stop and start to these thing things to water test then after the tile is in you wait to grout etc.

Anyway we split $6400 so I made a little over 3k and then there's some overhead and taxes and liability that comes out of that. It's all good but I'm not retiring anytime soon.

I did the kitchen in that house for the previous owners for 77k I think, which is how I ended up doing that shower.

I think I would just stick w/ what I have it prices are that through the roof these days.

Maybe that was his "I really don't want this job" price. That'd be how I interpret it.
